Conewago Offers Clients the Tilt-up Advantage . . . .
These days more and more building owners are
demanding tilt-up concrete construction - the construction process
that combines higher quality, lower maintenance and higher resale
values, while at the same time keeping the initial investment within
budget.
At Conewago Enterprises, Inc., our goal is to
be the best tilt-up construction provider. In addition to our in-house
design services, we have put together a team of 325 skilled craftsmen
who can handle each and every detail of the process – from
site development to concrete construction to steel fabrication and
erection to insulating and painting. To date, we have constructed
more than three million square feet of high quality tilt-up construction.
Tilt-up Advantages
Ideal for Fast-Track Projects:
- All materials are readily available--no delivery problems
- Less total manhours compared to other building systems--shorter construction time
- Less susceptible to wintertime delays--panels can easily be cast through the winter
- Wall panel construction can begin prior to interior design--shorter construction time
Flexibility:
- The panels are load bearing so there is no need for structural steel columns along the perimeter of the building--reduced interferences in the building layout
- Expansion can be accomplished by simply detaching and relocating the concrete panels or cutting new openings--easily adaptable
Aesthetics:
- Design is only limited by imagination - design flexibility
- Unlimited array of colors can be used with different textured paints--design flexibility
- Reveals and accents can easily be installed in walls--design flexibility
- Building colors can easily be changed by repainting--adaptable
Durability:
- Concrete is fire resistant providing up to 4 hour fire rating--lower insurance rates
- Wall panels are not susceptible to damage from hail storms, rot, or rodents--permanent buildings
- Concrete wall system greatly cuts down on sound transmission--quieter facilities
- Combined with insulation systems, walls can provide exceptional thermal efficiency--lower operating costs
Cost:
- Fewer variables make cost control easier--less risk
- Much less labor intensive than masonry construction--less cost
- On large-scale projects, can be competitive with metal buildings--more value for the same money
Resale value:
- Building value does not depreciate like metal buildings--retains value
- Institutional grade building--easier to finance and/or sell
The Tilt-up Process
Tilt-up construction typically consists of load bearing
reinforced concrete exterior wall panels with conventional steel
framework and a standard membrane type roofing. Tilt-up buildings
are constructed by first casting a perimeter strip footing. The
floor slab around the perimeter of the building is then constructed.
On this perimeter floor slab, the exterior wall panels are formed
and cast. After the panels have reached their desired strength,
they are lifted from the floor slab and set in the vertical position
and temporarily braced. The structural steel system is then tied
into these panels. Once the structural steel system is tied into
the panels, the panels act as both shear walls and support walls
for the building.
Since 1999, Conewago Enterprises, Inc.
has strived to be the best provider in the area of Tilt-up construction.
Our focus has been to amass the expertise in house from site design
to concrete construction to steel fabrication and erection to the
finishing touches of insulation and painting. With our 325+ skilled
craftsmen, we have developed experienced quality conscious personnel
and techniques. We have constructed over three million square feet
of high quality, tilt-up construction with many more projects in
our schedule.
However, tilt-up is not just for industrial buildings. We've used
the system to build a 16,000 SF Operations Center for Community
Banks and an 80,000 SF two-story medical office facility known as
Hillside Medical Center, both located in Hanover. Concrete tilt-up
was chosen for these facilities for its combination of aesthetic
value, longevity, and cost.
In recent years, the trend across the nation has been for building
owners to get away from metal walls and demand more hard wall construction,
i.e. brick, block, or concrete. We feel this trend will be accelerated
in light of the recent security concerns and are confident that
when properly designed and detailed, Conewago's tilt-up construction
can be very competitive with other systems and offers many advantages.
